Lenders are calling, sending letter and other correspondences attemptin to colect the money that is owed to them.  Homeowners believe that this is because they are like “robots” and do not care about the circumstances; however, this is simply not the case, Lender are just doing their job, then loan people money and in turn, they expect payment to be made on time every month.  In most cases, lender will negotiate a reasonable arrangement to avoid foreclosure.

Half Payment:

Some lenders may discount your monthly payment, up to 50%, if they feel that this will afford you the time that is needed to correct the financial difficulty that you are experiencing.  Discounting your monthly mortgage payment is a foreclosure help option that is rarely available, but it never hurts to ask your lender.

I am in need of help. I own 2 properties, and have gone through a difficult financial period. I am no facing an auction on 22 April 2010. There is sufficient equity in the property, which can be applied to stop the sale. Current bond is R1300,000 and the market value is no less than 1,900,000.

Would you be able to assist with consolidation ?? or any other means of remedy ? Should you not be able to assist, could you refer me to someone else?

I understand this is an emotional issue for you but you will need to be clear headed about this. The concept of market value is nonsense – a property is worth what you can borrow on it or sell if for or rent it out for – just like anything else. If your property was worth 1.9m you could sell it or raise extra cash against a bond. Have you spoken to anyone about your problem yet.
